The Courtesy Notice


The Courtesy Notice is a friendly reminder that a resident is in violation of the Governing Documents (Declaration of Covenants and Restrictions and/or the Ashburn Farm Architectural Guidelines.) This notice is hand delivered and placed on the resident's doorknob. The Association copy is logged into the violation log and placed into the property lot file.  If the infraction is remedied, then no further action is taken and the case is closed.  If the infraction is not remedied, the next step in the enforcement process is followed in accordance with the enforcement procedures outlined in the Governing Documents.  The violations specified on the Courtesy Notice are violations that can be quickly remedied.

Date the violation was verified by the Association Staff. This is usually the result of a complaint received from a resident or viewed by the Covenants Administrator. 


The following is an explanation of the checked box:

 

Trash Receptacles and Recycling Containers

  • Trash receptacles and recycling containers shall be removed and stored in the garage or in back of the house out of sight at the earliest opportunity the same day as trash/recycling pickup-up.  The front or side of the house is not acceptable.

  • Trash receptacles and recycling containers shall not be placed for pickup at the appointed locations prior to 6:00 p.m. on the evening before pickup.

 

Portable Basketball Backboards:

  • Portable basketball backboards must be placed no closer than 15 feet from the curb that has a sidewalk. For curbs without sidewalks, the portable basketball backboard must be placed no closer than 10-feet from the curb.


Clutter - Exterior Appearance:

  • Open storage/accumulation of assorted personal use items such as seasonal recreation equipment (out of season), household furnishings, tools and equipment, etc., in areas visible to neighboring properties.

  • Bikes, toys, lawn and garden equipment, etc., should not be stored in driveways or in front of homes, but stored out of sight when not in use.


Landscape - Maintenance of Natural Areas:

  • Turf areas need to be mowed at regular intervals, maintaining a maximum height of six (6) inches and a minimum of two (2) inches.

  • Planting beds must be kept in a neat and orderly manner.  Planted area should be kept free of weeds and dead plants during the growing season.


Decorations:

  • Christmas decorations must not be put up prior to Thanksgiving and must be removed from the exterior of houses by the last day of January.

  • All other holiday or event decorations must not be up prior to 14 days before the holiday or event and must be removed within 14 days of the end of the event or holiday.


Pets:

  • All pets must be kept under the control of their owner when they are outside of the lot, must not become a nuisance to other residents, and must be in compliance with all applicable Loudoun County General Offenses Code:

     

    • The owner of any pet to fail to remove immediately the pet's feces from any property in any residential subdivision, including common areas.

    • No pet shall run at large as hereinafter defined.  A pet shall be deemed to run at large while roaming, running or self-hunting off the property of its owner or custodian and not under its owner's or custodian's control and not under leash control..
